Has anyone had any success getting permission from a landlord to rent out a room in the house you rent from them? I would like to let a 2 bed house and find someone to rent the other room but wondering how common it is for landlord/letting agents to allow this…will make inquiries tomorrow but just thought I’d see what you guys had to say!
Sorry guys just to make this clear, I don’t NEED anyone else’s income aka they could look at my finances and see I am more than able to afford the rent and bills on my own, more just that it would be helpful to rent the other room.
If i was landlord I would always say no as a sub let. The reason being that if they are going to be responsible for a part of the rent share, I want to reference them and I’m also not sure how the LL stands with the right to rent checks on a sub let? Secondly if they are an adult, living there, I want them named and signatory on the tenancy agreement. So I’m happy to let to two non related people, but only as a joint tenancy and not as a sub let.
I think you will struggle to find someone who will allow you to do this because it could cause a whole load of problems, we have houses and flats we rent and we wouldn’t allow it but that’s not to say some tenants don’t do it, how would you do it would the person have their own tenancy agreement?
I looked into this a bit as I have a 2-bed which I can easily afford myself but was toying with the idea of letting the spare room (for more pony money!) – the letting agents wouldnt have it unless the other person was named on the tenancy.
My OH use to rent a room in a house that was sub let. It was a 3 bed house. One girl who lived there rented the whole house and she let the other 2 rooms. So my OH paid the girl rather than the owner on the house. All worked fine, there was never any issues and 7 years later we are still good friends. Not sure how it all works out on paper though.
